Beech reworks Trafford BTR plans

The developer has scaled back plans to redevelop the site of a disused multi-storey car park next to its West Point co-living scheme from 360 apartments to 309.

Beech Holdings has launched a consultation on its revised plans to redevelop the plot at 499 Chester Road into a residential complex. You can access the consultation on planner Paul Butler Associates’ website: paulbutlerassociates.co.uk.

This follows the developer’s unveiling of the project last year. In October, Beech showcased plans for a 360-home development with the target of submitting plans for the scheme by the end of 2023.

Since then, the designs have been reworked by architect AHR and now feature 51 fewer apartments.

The latest iteration of the proposals calls for 155 one-bedroom apartments, 133 with two bedrooms, and 21 three-bed townhouses.The massing remains the same; two buildings rising to 16 and six storeys at their highest points.

The scheme is Beech’s third project in the area. The developer acquired the 100,000 sq ft Westpoint office building from Marcol in 2016, which it converted into 317 co-living-style apartments.

The project was one of the largest in a wave of office-to-resi conversions in the area.

Beech also owns and operates Academy Apartments on Warwick Road.

Paul Butler Associates is advising Beech on planning. The project team also features Hydrock, Cumming Group, Exterior Architecture, SGI Consulting, Jensen Hughes, and Harris Infrastructure Advisory.

This is not pretty. The arched window heads are particularly ghastly. Let me guess…they are a supposed to be a playful reference of the fanlight above the doors of the classic terrace in the foreground??
