Bardsley finds less is more in Tameside resi market

Dukinfield-based developer Bardsley is taking advantage of the buyer's market for land to snap up sites for housing in and around Tameside.

Graeme Spencer, sales and commercial director of Bardsley, said: "There is a lot of land available albeit reducing all the time. I have half a dozen on my desk that we are actively pursuing in Tameside, which will always be a strong area for us."

Sites interesting Bardsley could typically hold around 20 or 30 units. Bardsley has increased the average size of its units as it moved upmarket during the recession and simultaneously decreased the volume of units built a year from 250 at the peak to around 50 in 2010 and this year.

Bardsley is on site with the second of three phases at the 42-unit Dukinfield Golf Club scheme. Twelve built in the first phase are now occupied and half of the 14 due to be built in phase two have been sold off plan. Prices range from £225,000 to £285,000 for the three- and four-bed semis. The balance of 16 will be built in the third and final phase.

Spencer added: "There is not a great deal of competition for quality housing of this type in Tameside and that is why we have been able to achieve sales off plan, which is almost unheard of in this market."

Spencer said the size of the houses was around 30% more than those built by competitors. The company has also recently completed a phase at King Edward Road in Gee Cross and is on site with another phase and has 41 planned in Greenfield in Oldham.
