Aviva plots £37m Wythenshawe warehouses
More than 430,000 sq ft of light industrial space is envisioned for land next to Atlas Business Park in the South Manchester district.
A consultation has been launched for the proposals from Aviva Investors. Designed by Hale Architecture, these plans include constructing five light industrial units varying from 38,750 sq ft to 170,000 sq ft in size. Each would be built with the goal of securing a BREEAM Excellent rating.
Plans also feature 400 parking spaces, of which 40 would have electric vehicle charging capability. There would also be green-roofed shelters with space for 84 bicycles to be stored.
Situated south of Simonsway and near Junction 5 of the M56, the site is part greenfield and part brownfield.
Aviva estimates the project will cost £36.7m to build.
Planner Turley is aiming to submit a planning application for the scheme in December, with construction starting in January 2024 if planning permission is secured. The warehouses would be complete by February 2025.
If built, Aviva said the project would generate £43.1m GVA in the local economy. The scheme also has the potential to create 620 jobs, Aviva said.

The industrial scheme sits directly next to Atlas Business Park, which is also owned by Aviva. However, the company put Atlas on the market for more than £38m earlier this year.
