Aviva, Place Capital selected for Moston regen

Manchester City Council has appointed a joint venture between the investor and the developer to deliver 145 homes in the Manchester neighbourhood.

Aviva and Place Capital Group, with support from Homes England, will deliver the scheme, described by the city council as a £41m, “once-in-a-generation” investment.

The city began the hunt for a developer last October to regenerate five sites in Moston totalling 4.5 acres.

Four of the five sites are earmarked for 100 homes and are located off Moston Lane and between Hough Hall Road and Hartley Street.

The fifth and largest is off Watermans Close and could accommodate 45 homes.

A development framework adopted in 2023 proposed a new public square on Moston Lane. A doctor’s surgery also features in the early thinking.

Of the 145 homes to be delivered, 36% will be affordable, including properties for social rent and Manchester Living Rent. MCAU is leading on design.

Cllr Bev Craig, Leader of Manchester City Council, said: “Moston people have told us about the pride and passion they have for their community – we are matching that with a once-in-a-generation plan to boost the area.

“This scheme will transform Moston Lane for the better. It’s part of our commitment to make Moston a place everyone is proud to call home.”

A report to Manchester City Council’s executive described the JV as “high calibre” and its appointment to deliver the Moston scheme as “a real statement of intent…to unlock the regeneration of North Manchester”.
