Armstrong active in Wigan

Knight Frank has let a 21,287 sq ft industrial unit in South Lancashire Industrial Estate near the M6 in Wigan to Utility Oils on behalf of Armstrong Properties.

The self-contained site has been taken by the electrical oil company as part of an ongoing expansion programme and has been leased for £4.50/sq ft on a five-year lease.

Elsewhere in Wigan, Armstrong Properties is due to start the speculative construction of a 22,500 sq ft 'zero energy cost business park', which it claims is the first of its kind in the region, and is partly funded by the European Regional Development Fund.

David Nuttall, surveyor at Knight Frank, said: "This unit is ideal for Utility Oils and the landlord has worked hard to assist in moving the company's complex business to the site, which in turn enabled us to achieve an excellent rent in the current market.

"We look forward to working with Armstrong Properties in the future at their exciting new scheme, which is scheduled to be launched in before the end of 2011."

Dave Armstrong, director of Armstrong Properties, added: "It's always good to get a letting over the line. Today's marketplace means you need good agent support and some 'outside the box' ideas to make property more attractive to tenants. We focus on reducing running costs for tenants and we are very much looking forward to showing the speculative market our new scheme which will deliver quality business units with no energy running costs without charging tenants a premium."
