Approval for Queensferry Co-op scheme

Real estate investor Floods Properties & Developments has been granted planning permission for a mixed-use scheme including a 4,000 sq ft Co-op store at Queensferry Industrial Estate in North Wales.

Under the plans, the developer will build a convenience store pre-let to the Co-op, as well as two warehouses, one of which has been pre-let to DIY retailer Tool Station.

Queensferry is an existing multi-let industrial estate, and Floods’ proposed development will take place on an area of vacant land at the front of the site.

The project team includes NWD Architects as architect and project manager, Cadnant Planning and Weetwood as flood risk modelling specialist. The team intends to commence construction at the site in the coming weeks and is targeting completion in the second quarter of 2021.

Consultancy Legat Owen was the sole planning agent for the scheme. Its associate director Tom Creer said: “Securing pre-lets at this stage demonstrates the demand we are seeing for this location.

“The Co-op previously occupied a smaller store up the road but took the decision to relocate, to provide their customers with an improved shopping experience with wider aisles and a larger car park.

“Tool Station, meanwhile, had a longstanding requirement for this area. We will shortly be bringing forward the second unit to the market on a leasehold basis.”
