Application in for 51 over-60s homes

McCarthy Stone has applied to Preston City Council for permission to build a three-storey residential development.

The application, submitted by consultant Planning Potential, will see a one-acre brownfield site off Moor Park Avenue developed into 51 self-contained apartments.

The housing will be a mix of 15 two-bedroom flats and 36 single-bedroom apartments with an average gross internal floor area per unit of 680 sq ft.

Located on the edge of Preston city centre, the site is owned by Preston City Council and is within an accessible distance of local amenities, according to the planning documents.

Specialised housing designed by BrightSPACE will provide the older and more vulnerable secure access and heated corridors.

The accommodation will feature 20 car parking spaces with two disabled spaces. Residents will have access to a sheltered community garden and a communal lounge area.

The landscape masterplan prepared by FDA Landscape will see the residential building surrounded by trees, offering greenery and privacy.

Complied by Alder King, the application’s viability statement states that “there is no financial headroom” for the provision of affordable homes within the scheme.

The overall gross development value of the retirement living apartments reaches £10m, according to Alder King.

Others on the project team include RPS, GGP Consult, Keen Consultants, Acoustics, Focus, and Calico Enterprise.
