Anwyl proposes Chorlton homes 

The housebuilder has lodged an application for 65 houses on land off Wilbraham Road owned by the Greater Manchester Youth Foundation. 

Anwyl Homes is seeking to redevelop a 5.4-acre site next to Maine Road FC’s Brantingham Road ground. 

Of the 65 homes proposed, 13 would be available on affordable tenures. The properties would be a mix of two-, three-, and four-bedroom houses. 

GMYF wants to dispose of the land to Anwyl as part of a rationalisation strategy aimed at raising funds to “ensure that the charity is able to support its affiliated clubs, volunteers and young people across Greater Manchester for many years to come”, according to a planning statement by Asteer Planning. 

Astle Planning and Design is also advising Anwyl on its proposals. 

Phil Dolan, managing director of Anwyl Homes Cheshire and North Wales said: “Earlier this year, Greater Manchester Youth Federation selected Anwyl Homes as the preferred developer for unused land the charity owns off Wilbraham Road and closed to the public since 2016.

“The proposals are the result of extensive pre-application consultation undertaken with the local community, Manchester City Council, MCRActive and other stakeholders. If approved, the scheme will deliver significant community benefits including 13 affordable homes, on-site biodiversity net gain, additional tree planting and upgrading the LED floodlights at neighbouring Maine Road FC.”

A public consultation was held earlier this year. 31 people filled in feedback forms and of those 81% were not supportive of the proposals, according to the planning statement. All of the respondents identified themselves as local residents. 

GMYF has owned the site since 1968 and has previously leased it to Manchester County Football Association and St Bede’s College. 

St Bede’s did not renew its lease in 2014 and more recently the pitch has been used by Maine Road FC for training.

Well, unusually, they’ve managed to offer 20% affordable as per MCC Policy H8. So, instead another splendid opportunity for famously progressive Chorltonites to scream that anything other than an artisan food hall or hip hop co-working space would be an assault on their community and the affordable housing can go elsewhere…

65 2 and 3 bed homes? Surely this is an excessive amount for the site. Plus do we really need more small houses? This site should be for 4/5 bed family homes with decent sized gardens!
