Anwyl Homes submits plans for 152 houses in Penrhyn Bay

An application from the housebuilder for the redevelopment of 13 acres off Derwen Lane into a 152-home scheme has been submitted to Conwy County Council.

Hayley Knight Planning prepared the application on Anwyl Homes’ behalf.

The proposal designates 54 homes as affordable, while the remaining 98 will be for private sale.

Homes would be one-bed walk-up apartments, two-bed semi-detached houses, and three-bed mews homes.

The developer wants the properties to be tenure blind.

All 22 of the single-bed apartments will be available on affordable tenures.

Of the 30 two-bed homes, 13 will be affordable, and 19 of 57 three-bed houses will also be available on affordable tenures.

The 40 four-bed and three five-bed houses will be open market sales homes.

A car park and drop off point for the nearby primary school are also part of the plans.

More than £400,000 in section 106 contributions would be paid to Conwy County Council.

An education contribution of approximately £310,000 would be required as well as £32,000 towards library provision.

The remaining funds will be allocated to allotments, waste services, and the maintenance of open public space.

Anwyl’s chief operating officer, Phil Dolan, said: “Our proposed development site in Penrhyn Bay is allocated for housing in the Conwy County Borough Council’s Local Development Plan and would make a key contribution towards the area’s housing requirements.

“As a family-run business, we take care to create developments that deliver the type of homes people want to live in, in sustainable locations.

“We’re also committed to ensuring that as the neighbourhood grows it remains a great place to live,” Dolan added.

On the project team was APD, Urban Design Group, Deloitte, and Astle Planning and Design.

The land proposed for the 152 houses is not fit for purpose and to build houses on . Also the doctors is already full to capacity and can not take on anymore patients that these houses would bring

Before you buy, ask why the borehole logs have been restricted. Is it because the field is known locally to have limestone caves below it?
