Amazon takes 116,500 sq ft in Rochdale
The online retail superpower has agreed a lease for Cabot 116 within Kingsway Business Park, according to market sources.
Cabot 116 was built in November 2024 by Glencar Construction for Wilson Bowden Developments and funder Cabot Properties. The 116,500 sq ft shed includes 8,050 sq ft of first-first floor offices, 10 dock-loading doors, and two level access bays.
There is also space for 103 cars to park on the gated site, with 10 bays boasting electric vehicle charging capability. The site, as part of the 420-acre Kingsway Business Park, provides direct links to the M62 via Junction 21.
The DLA Architecture-designed Cabot 116 has an EPC rating of A, a BREEAM score of Very Good, and access to 630 KVA of power.
Amazon will be utilising the space for electric vehicle storage, sources told Place North West. Amazon declined to comment when approached.
Cabot 116 will be the second Amazon unit at Rochdale’s Kingsway Business Park. The retailer already runs a distribution warehouse from a 206,000 sq ft shed on the other side of the park from Cabot 116.
JLL and B8 Real Estate are the agents marketing Cabot 116.
Kingsway is part of the Atom Valley Greater Manchester Mayoral Development Zone, which altogether offers 17m sq ft of flexible employment space.
