AA selling Cheadle office, moving to Park Square

The motoring association has leased 11,765 sq ft at Orbit Development’s office complex also in Cheadle. It is to occupy an entire floor of the six-storey building under the deal.

Around 150 of the AA’s staff have relocated from Lambert House on Stockport Road to the second floor of Park Square, a 130,000 sq ft office building owned by Orbit.

The developer is close to completing a large-scale refurbishment of Park Square, although it declined to disclose how much it has invested in the project.

The refurbishment has seen Orbit create a “wellness-based” office campus, with a Peloton studio, green space, and outdoor spaces equipped with table tennis, boules and a nine-hole golf putting course.

There is also a suite of conferencing facilities, an on-site café, and meeting teepees, and an app enables tenants to order breakfast, book Peloton classes, and more. Upgrades to the reception area have yet to complete.

Other occupiers at Park Square include biomedical data and research firm UK Biobank, private healthcare provider Circle Health, and Australian engineering company Worley. The letting leaves 50,000 sq ft still available in the building.

Rhys Owen, leasing director of Orbit Developments, said: “We are delighted that the AA has chosen Park Square. Following recent investment, Park Square has been repositioned to meet the changing needs and expectations of businesses from their workspaces.

“Our aim was to create a workspace with a campus feel that employees want to spend time in, supporting customers in the recruitment and retention of staff. It has certainly gone down well with our existing customers, and the AA.”

Orbit was advised by Cushman and Wakefield and Canning O’Neil.

Meanwhile, the AA is in the process of selling its previous, owned, office, Lambert House, and Avison Young is the agent. Avison Young was also the letting agent in the Park Square deal.

Lambert House is a 60,000 sq ft, three-storey property on a 3.5-acre site with potential for redevelopment.

Hope everyone knows the parking is non existent have to block up surrounding streets complaints from residents

There are over 1000+ parking space at the new AA site. They are all allocated parking. I think you might mean the old AA site as there is no residential near Park Square. Hopefully now they have moved, this has alleviated the parking issues.

Staff must be crammed in like sardines (150 on one floor!), they’ve come from a 60,000 sq ft three-storey property, to a 11,765 sq ft floor?! I guess we don’t know how much of the former property was unoccupied (well it’s completely empty now, with concrete blocks across the entrance, so…), but still, 150 sounds too many for one floor.
