4 Angel Square teed up for £120m sale
Currently solely occupied by BNY Mellon, the 200,000 sq ft Manchester building is now being marketed as one of the largest deals of its kind outside of London this year.
The NOMA block has been brought to market at £120m, with a net inital yield of 6.5%.
Developer MEPC’s 4 Angel Square was completed by Bowmer + Kirkland in 2023. SimpsonHaugh is behind the design of the 11-storey office block.
In September, American bank BNY Mellon moved in, becoming the sole occupier of the office block.
Savills is the sole agent selling the property, while Colliers, JLL, and LTL Property are the leasing agents for 4 Angel Square.
BNY’s move is considered the largest regional ‘Big Six’ city deal for four years, according to JLL lettings data.
The bank has just announced it will relocate up to 250 employees from the eighth floor of Liverpool’s Royal Liver Building to 4 Angel Square.

The office building is a net zero operational building targeting an EPC A rating and BREEAM Outstanding. The scheme includes 56 car parking slots and 212 cycle spaces.
According to the Manchester Office Agents Forum, the first half of 2025 has seen 581,000 sq ft let across Manchester city centre, the highest six-month figure since 2019.
In addition to office space, 4 Angel Square hosts a business lounge, wellness suite, event space, and 10th-floor roof terrace.


It is good to see so much office space being created and let in Manchester. The city has become a magnet for business and commerce. Well done to all those who have worked so hard for so long to achive this.
Is Steve Rotherham or anyone from Liverpool City Council available as to why Liverpool cannot achieve the same success; and why the city is at the bottom of the league table for office lettings and why Liverpool remains a turn off for business and commerce. A very different scenario just 30 miles apart.

Liverpool needs to build differently from Manchester.. not emulated it…Liverpool could attract a very different kind of company.. Manchester will fill with banks and lawyers and insurers because they like to socialise together..
Liverpool needs to figure out who it wants to attract.. if it was smart it would aim for music film media fashion and fun.. it needs to create an inspiring place for creatives and utilise the coast and it’s Georgian heritage
