100 Embankment 75% let as AECOM inks deal
The global engineering practice will take 20,000 sq ft within the Salford office block, joining Deloitte and flexible workspace provider X+why.
Place North West revealed that AECOM was in talks to take space at Salford City Council’s office block last April.
The company has now signed a 15-year lease for the entire fourth floor and the fit-out is underway. The building is now 75% let.
Jonathan Moore, regional lead at AECOM, said: “As a global business it is essential that we give our clients and people the very best workplace experience.
“At 100 Embankment we have chosen well. The location reinforces our commitment to the city region and ensures we are at the heart of everything a central location can offer.”
X+why – which will occupy 32,000 sq ft across the ground, first, and second floors – became the first company to sign up at 100 Embankment last spring.
The flexible workspace provider is due to open its doors in June.
“We are delighted to be opening a space in Manchester,” said Rupert Dean, co-founder of X+why.
“There is a real opportunity right now for businesses to embrace the changing role of the office and we’re looking forward to bringing something dynamic and exciting to Salford and Manchester.”
Deloitte’s 64,000 sq ft office, due to open in early 2024, means there is 47,000 sq ft of vacant space remaining within the 167,000 sq ft building.
The multidisciplinary practice said last year it had signed a 10-year lease for 43,000 sq ft at the nine-storey block, however, the firm has since taken additional space.
Deloitte’s new office, due to open early next year, is only slightly smaller than the Spinningfields base the company vacated in 2020.
“We’re excited to set down roots at 100 Embankment in early 2024 as we continue to substantially grow our North West practice and further commit to Manchester and the wider region,” said Andy Westbrook, practice senior partner for Deloitte in the North West.
“Our new office space aligns with our commitments to sustainability, wellbeing and digital connectivity and we’re on an exciting journey to create an inspiring and flexible workplace that reflects the needs of our people and clients to connect and collaborate in a way that suits them.”
100 Embankment is owned by Salford City Council. Ask Real Estate is the development manager for the building.
The acting joint leasing agents are Cushman and Wakefield and CBRE.
“It’s been a really successful period for Embankment,” said Salford City Mayor Paul Dennett.
“The story behind these figures highlights that the decision for the City Council to invest in this development and ongoing regeneration of our city was indeed the right one.
“The recent successes further prove that Embankment meets the unique needs of a range of tenants, offering businesses the solutions they need.”
