Widnes housing JV to deliver 175 units

Russell Homes has agreed a deal with Halton Housing Trust to deliver a £14m development of 175 new homes at Tan House Lane in Widnes.

The housing association will take 133 homes for private and affordable rent, while Russell Homes will release 42 for sale to the open market.

The development will see the regeneration of a former industrial site which will be remediated and transformed with new housing, road infrastructure, pathways, green open spaces and a playground. Construction is scheduled to start in May 2015 with phased delivery over the next two years.

Designed in a traditional style by Manchester-based architecture practice MPSL, the two, three and four bedroom homes will help the Trust to meet a growing need within the borough. Russell Homes will handle every aspect of planning, construction and delivery.

Nicky Harris, development manager at Halton Housing Trust, said: "There is significant demand for new homes in the borough, a demand we are addressing with a plan to build more than 500 new properties by 2020. The HCA has recently awarded over £6.2m to help us achieve that aim and we are working closely with contractors and developers to identify sites where we can create new homes and communities.

"We are pleased to be working in partnership with Russell Homes which is offering an excellent opportunity for us to deliver a large portion of that plan within the next two years. A housebuilder known for high quality new homes, they are providing us with a full turn-key service by handling the planning, design and construction."

Daniel Kershaw, director of Russell Homes, said: "This is a housing-led regeneration of a large brownfield site to create a new quality residential development that directly responds to local housing needs in the borough. At the centre is a 'green heart' which is a response to public open space deficiencies in the area and will help draw the scheme and its new residents together.

"Working with the Trust, we have identified the types and size of homes which will be most relevant for their customers and tailored the proposals to match. A portion of high quality family homes will also be for sale on the open market with Russell Homes, thereby ensuring the development will provide a mix of options for residents in the wider community."

I am looking at buying a 2 bedroom apartment /house off plan on your new development on Page Lane Widnes ,please could you update me on release dates price etc.
