MCR offloads Piccadilly office

MCR Property Group has sold the 34,000 sq ft Aeroworks office in Adair Street, Manchester, to Epsilon Real Estate Partners for £4m.

MCR acquired the building less than 12 months ago for £2.4m.

The property was formerly used as a factory and was converted into offices by Stephenson Bell Architects in 2004 and was occupied by the studio.

The site includes 56 parking spaces and is let to GM Public Health Network, Greater Manchester Police, MTA Solicitors and JS Miller Solicitors.

Gary Scorah of Commercial Properties acted on behalf of MCR in both the initial acquisition and the recent sale.

Goodall Investments acted on behalf of Epsilon.

Scorah said: “The initial fundamentals for acquiring the property were correct. It was a high-quality building in a secondary location within the city centre, but with great future potential. MCR had some early success in letting the vacant accommodation and the decision to sell the asset was then made.”
