Albert Gubay's Derwent Holdings has been given the green light for 890,000 sq ft of commercial and retail space to be built on a main route into Liverpool city centre.
A spokesman from Liverpool City Council confirmed to Place that the Government Office for the North West has approved the £200m Edge Lane Retail Park plans and there will be no need for a public inquiry.
On behalf of Derwent, planning advisor DPP prepared and submitted five planning applications to regenerate 50 acres with 0.5 mile frontage along the key eatern gateway to the city centre.
John Francis, DPP partner, said: "This is a very significant step towards securing the future regeneration of an important area in Liverpool. The decision represents the culmination of many months of close working and liaison with Liverpool Vision and the officers and members of the city council, and intense negotiation with the key stakeholders."
John Taylor, managing agent at Derwent Holdings, said: "We are delighted to secure this positive milestone and we look forward to constructing this development, which has very significant occupier interest."
Following GONW's decision, it is hoped that work on the scheme will begin in mid 2011. The project team comprises architects AEW, KFM as quantity surveyors, Roc Consulting as engineering and flood risk work, and Sanderson Associates for highways work.
The scheme includes:
- 47 retail units, four restaurants and three leisure units
- 1,680 parking spaces, plus cycle spaces
- Extensive investment in public realm and public art
- £1.25m contribution towards off-site public realm
The retail park is an important route into the city centre from the M62 motorway and talks were going on between the council and Gubay for over ten years. At one point Liverpool City Council took legal action to ensure derelict parts of the Derwent site were tidied up.
