Catalogues out for July auctions
Merseyside auctioneers Sutton Kersh and Smith & Sons have announced the lots available at their July auctions, including a 17th-Century barn conversion in Sefton and development land in Wallasey.
The vacant grade two-listed barn dating back to 1661 is for sale at a guide price of £220,000 to £240,000 at the Sutton Kersh auction on 16 July.
The Sutton Kersh catalogue includes a three-storey student investment on St Bride Street, close to Liverpool University. The property is currently let to six students producing rent of £31,171 each year and is for sale for £350,000.
Other student investments include a three-storey Georgian end town house fronting Falkner Square in Liverpool. The property has been converted to provide five self-contained flats currently generating annual income of more than £35,000. The guide price is £400,000.
Elsewhere a detached two-storey block of eight self-contained studio flats off West Derby Road in Liverpool has a guide price of £180,000 to £200,000. Seven flats are currently tenanted, with an approximate gross annual income of £22,880 achievable when fully let.
A four-bedroom terrace house on Portelet Road is also available. The property is let on an assured shorthold tenancy producing £8,340 each year and has a guide of £65,000.
In total Sutton Kersh is offering 93 lots at the auction, which starts at 12 noon at the Liverpool Marriott Hotel.
Meanwhile, the Smith & Sons auction is at 2pm on 8 July at the Village Hotel in Brombrough, Wirral.
Residential development land available includes two single plots of land, one in Moreton with a guide of £35,000 to £40,000 and one in Wallasey Village with a guide of £70,000 to £80,000. All are cleared sites with valid planning permissions and can be viewed at any time.
A property on Shrewsbury Road, Claughton, divided into four self-contained flats with extensive gardens is for sale and is in need of upgrading. Hampden Road is a substantial semi-detached house which has recently been refurbished to provide six bedrooms, all with en-suite shower rooms and suitable for multiple occupation. This property will generate an income in the region of £30,000 a year.
A five-bedroomed house in Woodchurch Road, Prenton is a family home and whilst some refurbishment has been undertaken, it offers potential for further works and extension if required.
