Cheshire-based developer Quorum has completed Castle House in Macclesfield town centre, Cheshire.
Hotelier Travelodge will operate a 68 bedroom hotel at the premises after it signed a 25-year lease in March 2008.
The property was acquired by Quorum in July 2007 from Clowes Printers and following the appointment of Pochin Construction, work commenced on site in October 2008.
The building, on Waters Green next to Macclesfield train station, was originally a warehouse for the silk industry and later used as a shoe factory by Castle Shoes, and then as a printing and design company.
The 15,000 sq ft Castle House is adjacent to the office building known as Merchant Exchange, which comprises 9,345 sq ft of office accommodation over four floors ranging from 1,634 to 9,345 sq ft, and 1,915 sq ft ground floor retail accommodation.
Paul Wardle, managing director at Quorum, said: "The development of Castle House was completed on time and to budget, enabling Travelodge to begin trading immediately. Our intention is to retain the scheme within our portfolio. Quorum intends to commence marketing of the offices on a to let/may sell basis in early 2010 with fitting out of the offices commencing shortly.
"At Quorum, we will continue to invest in well let commercial investment property, commercial development opportunities in the retail, industrial and office sectors, as well as refurbishment and investment enhancement opportunities throughout the North West."
King Sturge and The Greenham Partnership are joint agents for the scheme.
