Average house prices in the North West have risen £4,089 in the last month, according to the latest monthly index from online estate agents' portal Rightmove.
The average price in the North West in October 2009 was £169,263 compared to £165,174 in September.
The 2.5% monthly change leaves the region at a 0.6% gap to the October 2008 average of £168,307.
In the UK as a whole, Rightmove has said it is the largest October rise, on average asking prices of properties new to the market, for six years. Balance of power continues to swing towards new sellers, pushing average autumn asking prices up by 2.8%.
Miles Shipside, commercial director of Rightmove, said: "It's a little bit crazy to have a sellers' market given the time of year and the warnings of imminent fiscal austerity by all the main political parties. Agents in the north as well as the south are reporting that quality properties are often selling within the week."
